The Mayfield Partnership has announced plans for a flagship office building to be built as part of the first phase of the transformational £1.4bn Mayfield development in Manchester city centre.
A planning application is to be submitted in the autumn for a 12-storey office building comprising approximately 220,000 sq ft of Grade A workspace on Mayfield’s Baring Street Campus.
Designed by architects Morris + Company, the building will offer stunning terraced views of Mayfield Park, a managed public park surrounding the River Medlock, which will be at the heart of the new neighbourhood at Mayfield.
The building’s ground floor will provide impressive double height space for use as an exhibition space or for community events, while also providing access to the park.
Earlier this summer The Mayfield Partnership consulted with the public on other elements of the first phase of the landmark development: Mayfield Park, an eight-storey 70,000 sq ft office building and 545-space multi-storey car park and significant public realm improvements.
The addition of a second office building to the proposed planning applications is a response to strong occupier interest in Manchester as a leading business location and in Mayfield, one of the UK’s largest and most important regeneration opportunities.
Located opposite Manchester Piccadilly Station, the majority of the 30-acre Mayfield site, which includes the landmark station building on Fairfield Street and depot, has been under-utilised for 30 years.
The project is being brought forward by the Mayfield Partnership, a public-private venture, comprising LCR the UK Government’s commercial developer, Manchester City Council, Transport for Greater Manchester and regeneration specialist U+I.

The Mayfield Partnership’s long-term plan is to create an iconic, £1.4bn mixed-use community over the next 10-15 years. This includes the 6.5 acre park, world-class office space, homes and leisure facilities alongside further extensive public realm.
The wider Mayfield regeneration vision will potentially provide 1,500 homes, 155,000 sq m of office space, a 650-bedroom hotel, retail and leisure space. It is envisaged Mayfield will create more than 10,000 office, retail, leisure and construction jobs.
